Manor lies east of Austin on US-290, a small town surrounded by some of the newest neighborhoods in the metro. Whole subdivisions have gone up on former farmland, with streets, drainage and utility work to match, and SH 130 runs just to the west. Elgin is out along the highway to the east, and Pflugerville lies to the northwest.
Manor is Blackland Prairie through and through: deep clay that swells after rain and shrinks in the heat, so foundations need careful prep and spare clay is plentiful. Gilleland Creek runs through on its way south to the Colorado, its banks lined with softer silt and sand that digs more easily than the farmland around it.
October brings the fall rains, which can soak the clay as thoroughly as May and stop grading again for days at a time. Pool and hillside work in the Hill Country suburbs picks up as the heat breaks.
