Chandler sits on SH-31 west of Tyler in Henderson County, close to the Neches River and the east shore of Lake Palestine. Lake lots, retaining walls and boat-house access keep a lot of small earthwork going, along with new houses on the stretch toward Tyler and acreage pads out toward Brownsboro.
The land is sandy topsoil over red subsoil, rising into piney hills east of town and falling to the Neches bottom on the west, where the soil turns to wet clay and silt. Lakefront lots often need fill to build up a pad and stone to hold the bank. Brownsboro is west, Tyler east along the highway.
October closes the dry hauling window before the winter rains return. House pads and driveways on new acreage around Lindale and Mineola are pushed to finish while the ground is firm.
